• Property Discovery & Research
  
  Most of the properties that are suitable for development are not listed in the MLS. In fact they are not even for sale. Our job in this case is to research and identify these properties, research the suitability for the intended purpose and then inquire from the owner if they would be interested in selling. Other properties are for sale but not listed in the MLS may be listed in various other real estate web sites such as investor related, commercial and use specific sites which we constantly monitor.
  
  
• Builder / Developer / Investor Representation
  
  Once a property is identified for the intended use and all the research is performed, we will then enter into a Buyer Representation Agreement. This agreement gives us the ability to perform the various comparables and costs associated with building or developing, as well as, the various studies and examinations prior to submitting an offer. Once the price negotiations have taken place, we will perform all the due diligence needed to bring the transaction to a smooth closing.
  
  
• Building / Development Assistance
  
  Once the property has been acquired, Team Discover is available to assist your referral in the process of planning and applying for the various permits and recommending the various resources to establish legal entity and documents. We can formulate the marketing plan for their development or building project and put together the various resources need to accomplish this.
  
  
• Marketing & Sales
  
  We have plenty of sales resources to represent even the largest developments. We have a human resources team that can produce a team of on-site sales agents and a great marketing department with state of the art technology. Team Discover itself operates well over 50 web sites to maximize the exposure of our client's properties to the world over the Internet.
  
  
• Transaction Processing Services
  
  At the heart of our transaction processing and quality assurance delivery system is our on-line project management application. This application allows us to track the various resources, tasks, time lines, documentation and contact management similar to a manufacturing project management system. All of the various parties involved in a real estate transaction or a development project and connected to the system are automatically notified with various alarms and other notifications.
